Most "floor maintenance" is just scrub-and-recoat, over and over — fresh wax dropped right on top of dirty, worn finish. It looks shiny for a week, but you're sealing the dirt in. Layer after layer it builds up dark, yellow and uneven, until it's a nightmare to strip back off. We don't do that.

VCT Strip & Wax
The deep reset. We strip off every old layer of yellowed finish down to bare tile, then lay 4–6 coats of fresh commercial wax for a mirror gloss that lasts. We never just pile fresh wax over old dirt — we take the floor back to a clean base first.
High-Speed Buffing & Burnishing
Between strips, we bring back the shine fast — high-speed burnishing that restores gloss, smooths scuffs, and keeps your existing finish looking new.
Scrub & Recoat
A lighter-touch refresh that machine-scrubs away grime and adds fresh coats — extends the life of your finish without a full strip, on a schedule that fits your budget.
Luxury Vinyl Plank (LVP)
LVP looks great when it’s new, but it goes dull and scuffed with traffic. We clean it up and lay down a floor finish that brings the color and sheen back to life — and makes day-to-day cleaning easier.
Ceramic Tile
Ceramic tile floors trap ground-in dirt and go dull over time. We deep-scrub them with the right pads and cleaners to lift out the grime and bring the surface back to life — entries, restrooms, kitchens and high-traffic areas.
Warehouse & Concrete Scrubbing
Ride-on and walk-behind auto-scrubbers for big-box concrete, warehouses and plants — dust, tire marks and grime gone, safer non-slip floors.
Polished & Sealed Concrete
Two kinds of concrete, two different jobs. Polished concrete we shine back up with a high-speed burnish and a specialized diamond pad — no wax or coating, just the existing polish brought back (we maintain it, we don’t grind it). Concrete that isn’t polished, we can clean and seal with a floor finish to protect it and bring back the sheen.
